Bathroom Remodeling – Increase Your Homes Market Value

Tuesday, April 21st, 2009

In a buyers market, there are many homes that you are competing against when trying to sell your home.  Even in areas like Dallas, where the real estate market has remained fairly stable, there are still a lot of homes for sale.

To make your home stand out amongst your competition, consider updating the bathroom.  You don’t need to do a complete remodel (unless you can afford it).  But replacing a standard bathroom vanity with a furniture style vanity, adding a fresh coat of paint, and new hardware (towel rods, toilet paper holders, etc.) can drastically change your prospective buyers first impression.  You can easily do this within a $1,500 budget.

Bathrooms and kitchens are the two best investments when updating your home.  And you don’t need to break the bank to bring them up to date.  Most importantly, stick with neutral color schemes, and don’t choose high end products.  If it looks new and updated, your prospective buyers will be impressed.  Most people just want new, which means clean, especially when buying a “used” home.

Bathroom Vanity Lighting

Tuesday, March 24th, 2009

 A client recently asked -

“I have a five ft. vanity, with a 41 inch decorative mirror installed….what width should the bathroom light bar be to balance out this space?”

According to Randy from R Squared Renovations, a General Contractor & Electrical Contractor in Dallas Fort Worth, recommends a 4 light bathroom vanity light fixture that is 30″ wide.  He said you could go larger, but no larger than the size of the bathroom mirror.

Remodeling 101: Bathroom Cabinets

Thursday, March 12th, 2009

The first thing you need to do when remodeling your bathroom is to develop a plan that includes a detailed layout with measurements.  This is the best way to ensure that everything you buy will fit perfectly.

Next you need to develop your budget–and stick to it! If you are working with a small budget, be sure to look into a discount bathroom vanity. You may want to consider using your existing plumbing layout.  If moving the plumbing will create more useable space, then consider it, though keep in mind it can be expensive.

Bathroom Cabinets: The simplest way to update a bathroom on a budget is by replacing the vanity. There are many unique vanities from which to choose , including modern bathroom vanities with flat panel doors and drawers and stylish chrome faucets, to traditional furniture style pieces that can add character to any remodel project.

Make a list of your storage needs; this includes cosmetics, dental care, grooming, small appliances (hairdryers, etc), & cleaning products.  Before you purchase a vanity, take precise measurements.  If installing a pre-built vanity, it is important to measure the maximum allowed space and find a vanity that is a few inches smaller.  Most vanity measurements include the counter top, which can in most cases be the largest point on the overall cabinet.  If the top is made from a solid stone, such as granite or marble, it is very difficult and sometimes impossible to modify the top, even if it is ¼” too large for your space.

Hopefully you now have the basics for starting your bathroom remodel project. Check back for more important remodeling tips.

How to Hire an Electrician

Tuesday, March 10th, 2009

The best way to hire any contractor, electrical, general contractor, etc, is by a referral from someone you trust.  But when a referral is not available, then search the internet.  You need to search using specific keywords to be sure to find someone that meets your needs and is in the local area.  An example is Electrical Contractor Dallas TX.

Do not hire a handyman to do electrical work.  There are many people out there that have experience in a lot of things, including electrical work, but properly licensed electricians have passed rigorous schooling and tests to become licensed.  They are also required to continue their education to maintain their license, which includes staying updated on the current codes.

Do not hire on rates alone.  When it comes to electricians, the right person to hire needs to be  properly licensed and insured.

Bathroom Cabinets

Tuesday, March 3rd, 2009

A simple way to add warmth and elegance to your next bathroom remodel project is by changing the bathroom vanity cabinet.  One of the best alternatives that combine the look of high end design with a low to moderate price is by using a furniture style vanity.

Furniture style vanities have become very popular over the last several years because of their beauty and price, and they are very simple to install.

The furniture style vanities come in several wood types, finishes, and many choices of countertops.  You can find these vanities made from cherry, mahogany, or bamboo (just to name a few) or you can also find high quality medium density fiberboard vanities that have a hand painted finish.

These vanities also come with a choice of solid stone top and under mount sink.  Stone tops are commonly made from granite, marble or travertine.  Granite is the most durable, as marble and travertine are more porous stone that will require more maintenance over time.  You should take this into consideration depending on the use of the vanity.  A powder bath vanity gets much less use than a master bath vanity.

The under mount sinks are ceramic, and can also come in various colors, most commonly white and bisque.

There is a large cut out in the back of these cabinets for plumbing.  This will usually prevent you from having to make any significant plumbing changes.  The counter tops come pre-drilled for standard faucet installation.

These vanities, as with most cabinetry, can vary widely in quality and price.  Do your research and only purchase from a reputable company.  The lowest price is not always the best alternative and expect to pay more for a brand name.
